When someone expresses a genuine interest in buying property, you obtain their permission and register the introduction through the approved Global Estates® process.
Our central team then supports the client with property consultation, project information, developer communication, compliance onboarding, property matching and transaction coordination.
Your principal responsibilities
Identify genuine prospective property buyers.
Establish the client’s general country, budget and property requirements.
Obtain the client’s clear permission before sharing their information.
Submit the introduction through the Global Estates® partner system.
Use only current and approved marketing materials.
Communicate honestly and professionally.
Keep client and project information confidential.
Cooperate with training, compliance and record-keeping requirements.
Refer detailed property, legal, tax, financial and immigration questions to the appropriate Global Estates® team member or independent professional.
Clear role limitation
Referral Partners introduce opportunities and clients. They do not independently negotiate transactions, bind Global Estates®, sign contracts for Global Estates®, handle client money or provide regulated professional advice unless they are separately authorised to do so.

Global Estates® does not charge an application fee, joining fee, franchise fee or portfolio-access fee to approved Referral Partners.
You are not required by Global Estates® to:

You can apply as an individual independent introducer or through an existing company, subject to the laws of your country and the Global Estates® onboarding requirements.
- REWARD FOR SUCCESSFUL INTRODUCTIONS
Build a Meaningful Commission-Based Income Stream
Approved Referral Partners may earn a percentage of the gross commission actually received by Global Estates® from a qualifying property transaction.
Global Estates® commission framework
15%-30% of the gross commission received by Global Estates®, subject to the project, transaction, partner level and percentage agreed in writing. The percentage for each applicable project or transaction will be confirmed separately.
How commission becomes payable
- The prospective client was properly registered and accepted.
- The introduction complies with the Referral Partner Agreement.
- The relevant transaction reaches the required contractual commission stage.
- Global Estates® receives the corresponding commission in cleared funds.
- There is no cancellation, refund, clawback, dispute or compliance hold.
- The Referral Partner has completed all required onboarding and compliance checks.
- A valid invoice or payment request has been provided where required.
There is no fixed salary, retainer, minimum payment or guaranteed number of transactions. Earnings depend on the number and quality of accepted introductions, client decisions, property values, developer commission arrangements, transaction completion and other relevant conditions.
There is no fixed limit on the number of genuine qualifying introductions an approved partner may submit.
Illustrative calculation
Where Global Estates® receives £10,000 gross commission and the Referral Partner’s agreed share is 20%, the resulting referral fee would be £2,000, subject to the transaction terms and payment conditions. This is a mathematical illustration only. It is not a forecast or representation of typical or guaranteed earnings.

Complete verification and due diligence
- Selected applicants will be asked to complete identity verification, address verification and any required individual or company compliance checks. Professional registrations, business ownership and local permission to operate may also be verified.

Sign and complete onboarding
- Approved applicants will receive the relevant NDA and Referral Partner / Introducer Agreement. You will then complete introductory training covering the programme, client registration, approved marketing, commission procedures, data protection and professional conduct.

Access opportunities and make introductions
- Once activated, you can access approved project information, speak with your network and register genuine prospective clients through the Global Estates® partner process. Global Estates® will manage the detailed property consultation and transaction process.

Referral Partners must not
- Claim to be an employee, director or authorised legal representative of Global Estates®.
- Bind Global Estates® or enter into contracts on its behalf.
- Negotiate or amend developer or seller terms without authority.
- Receive deposits, reservation fees, purchase funds or other client money.
- Promise guaranteed profit, rental returns, capital growth or resale value.
- Guarantee mortgage approval.
- Guarantee residency, Golden Visa, citizenship or immigration approval.
- Provide legal, financial, tax, mortgage, investment or immigration advice unless separately authorised.
- Use unapproved brochures, advertisements or social-media content.
- Alter pricing, availability, payment plans or project information.
- Purchase, scrape or submit unauthorised client data.
- Send unlawful or unsolicited marketing communications.
- Make false, exaggerated or misleading statements.
- Appoint sub-agents or representatives without written approval.
AML and client onboarding
Global Estates® conducts its own client onboarding and compliance procedures. Referral Partners must cooperate with Global Estates® and must not attempt to avoid, delay or influence identity verification, source-of-funds enquiries, sanctions screening or other compliance checks. Global Estates® does not accept or handle client money.
