5. Overseas Property and International Transactions
5.1 Global Estates® markets properties in the UK and overseas.
5.2 Overseas property transactions involve additional risks, including but not limited to:
- different legal systems and documentation;
- exchange rate fluctuations;
- different tax regimes;
- construction delays;
- title and registration issues;
- developer or counterparty risk; and
- enforcement difficulties across jurisdictions.
5.3 If you are considering an overseas property purchase, you must obtain independent legal and tax advice in the relevant jurisdiction before paying any reservation fee, signing any document, or proceeding with any transaction.
5.4 Global Estates® is not responsible for the legal validity of overseas property documentation, local regulatory compliance, construction performance, handover timing, or any post-completion issues unless expressly agreed in writing.

10. Complaints Procedure
Global Estates® maintains a formal, transparent complaints process.

2. Submit a formal written complaint to our Complaints Manager.
3. If unresolved, the matter may be escalated to the Director of Global Estates®.
4. If still unresolved, you may refer the complaint to Propertymark.
5. You may also refer the matter to The Property Ombudsman (TPO) within 12 months of our final response.

14. Reservation Fees and Payments
14.1 Global Estates® does not hold client money unless expressly stated in writing and unless appropriate arrangements are in place.
14.2 Reservation fees, deposits, purchase monies, legal fees, and related payments are generally payable directly to the relevant developer, seller, solicitor, or authorised stakeholder.
14.3 Before making any payment, you must ensure you understand the refund policy, timescales, and consequences of withdrawal or default under the relevant reservation or purchase documents.
15. Changes to Website and Terms
15.1 We may update, amend, suspend, or remove any part of this website or these Terms at any time without notice.
15.2 The latest version published on our website will apply from the date of publication.
16. Complaints
16.1 If you have a complaint regarding our services, please refer to our Complaints Procedure available on our website.
16.2 Global Estates® is a member of The Property Ombudsman and eligible complaints may be referred in accordance with their rules after our internal complaints procedure has been followed.
17. Governing Law and Jurisdiction
17.1 These Terms are governed by and construed in accordance with the laws of England and Wales.
17.2 The courts of England and Wales shall have exclusive jurisdiction in relation to any dispute arising from or connected with these Terms or your use of this website.
