Foreign Ownership in Spain
Spain places no general restrictions on foreign nationals purchasing property. Non Spanish buyers can acquire freehold property with the same ownership rights as Spanish citizens. Buyers are required to obtain a Spanish tax identification number known as an NIE number before completing a property purchase. The legal process is regulated through notaries and the Spanish Land Registry, ensuring transparency and formal registration of ownership.
Residency and Visa Information
Spain previously operated a property linked Golden Visa programme under Law 14 2013, which granted residency to non EU nationals making qualifying real estate investments. However, the Spanish government officially announced the termination of the real estate Golden Visa route in 2024, with the programme closing to new property based applicants thereafter. Currently, purchasing property in Spain does not automatically grant residency rights. Non EU nationals wishing to reside in Spain may apply under alternative immigration pathways such as: Non lucrative residence visa for individuals with sufficient financial means who do not intend to work in Spain Work and entrepreneur visas for those establishing business activity Digital nomad visa for remote workers meeting income and eligibility requirements EU citizens retain the right to live and work in Spain under European Union freedom of movement regulations, subject to registration requirements. Residency rules and requirements are governed by Spanish immigration authorities and may be updated periodically.
