Foreign Ownership in Georgia
Georgia has one of the most liberal property ownership systems in the region. Foreign nationals are permitted to purchase and fully own residential and commercial property in Georgia with the same rights as Georgian citizens, except for agricultural land. Property ownership is registered through the National Agency of Public Registry, and transactions are generally efficient and transparent. There are no restrictions on repatriation of rental income or resale proceeds, subject to applicable tax regulations.
Residency Through Property Investment
Georgia offers temporary residency permits to foreign nationals who invest in real estate meeting the minimum value threshold set by the government. Currently, foreign investors who purchase property above the qualifying value may apply for a temporary residence permit, typically granted for one year and renewable as long as ownership is maintained. Georgia also provides a Permanent Residence Permit for individuals who have held temporary residency for a qualifying number of years and meet the legal requirements.
